Why a Broker, Not Just a Bank

Since 2021, mortgage brokers in Australia are legally required to act in your best interests when recommending a loan, a legal obligation known as the Best Interests Duty. Banks have no equivalent obligation, when you walk into a bank, that bank only has to offer you its own products, it doesn’t have to tell you if a better option exists elsewhere.

This isn’t just a talking point, it’s the reason broker market share of new home loans reached a record 77.6% in the June 2025 quarter, and why brokers who review and reprice existing loans achieve clients an average interest rate reduction of 0.35%.

  • Australian citizenship or permanent residency (some lenders accept other visa holders, ask us)
  • Stable income and employment history
  • A genuine savings history or deposit, typically 5% to 20% depending on the loan type

  • Serviceability, meaning your ability to comfortably repay the loan, including if rates rise

Buying Your First Home? You Could Need Just a 5% Deposit

Under the government’s home guarantee scheme (formerly the First Home Guarantee), eligible first home buyers can purchase with a 5% deposit and avoid Lenders Mortgage Insurance (LMI) entirely, potentially saving tens of thousands of dollars.
